Terms of Service

Last updated: August 19, 2026

These Terms of Service (“Terms”) govern your use of the Nations Best Home Inspections website and your engagement of our inspection services. Please read them before booking. By using this website or booking an inspection, you agree to these Terms.

The signed inspection agreement comes first. Before every inspection you receive a Pre-Inspection Agreement setting out the scope, price and terms for that specific property. Where anything in these Terms conflicts with that signed agreement, the signed agreement controls. These Terms fill the gaps and govern your use of the website.

1. Who we are

Nations Best Home Inspections (“Nations Best,” “we,” “us,” or “our”) is a property inspection company based in Celina, Texas, serving Celina, McKinney, Plano, Dallas, Little Elm, Aubrey, Krugerville and the surrounding North Texas area. Our inspections are performed by inspectors licensed by the Texas Real Estate Commission (“TREC”). Our professional inspector licence number is 22053 and can be verified at trec.texas.gov. Add-on services are performed under further credentials, listed in Section 6.

“You” means the person using this website or engaging our services. “Services” means our website, booking system, communications and inspection work.

2. Using this website

You may use this website for the lawful purpose of learning about and arranging our services. You agree not to:

  • use the site in any way that breaches applicable law or infringes anyone’s rights;
  • attempt to gain unauthorised access to the site, our booking system, or any account or server;
  • introduce malware, or interfere with the operation, security or availability of the site;
  • scrape, harvest or systematically extract content, images or contact details, or use automated means to do so;
  • copy or reuse our report content, photographs or written material without our written permission;
  • submit false information, or book an inspection you have no intention of paying for; or
  • use our name, logo or reviews in a way that suggests an endorsement or association that does not exist.

We may suspend or refuse access to anyone who breaches this section. The site is provided as it is available; we do not guarantee uninterrupted access, and we may change or withdraw any part of it.

3. Booking, quotes and estimates

You can request an inspection through our online booking system, by phone, by text or by email. A booking is confirmed only when we send you a written confirmation of the date, time, property and services.

  • Prices shown on this website, including any cost calculator, are estimates. They are based on the details you enter — typically square footage, age and the services selected. The final price depends on the actual property, and we will confirm it before the inspection.
  • We may decline or reschedule a booking where the property is unsafe, inaccessible, outside our service area, or where the requested scope is outside what we are licensed to perform.
  • Inspection times are estimates. Weather, property size, condition and access can extend or shorten a visit.
  • Where a third party (such as your agent) books on your behalf, they confirm that they are authorised to do so and to give us your contact details.

4. Fees, payment and cancellation

  • Payment is due before or at the time of the inspection unless we agree otherwise in writing. We may withhold delivery of the report until payment clears.
  • Payment is taken through a third-party processor. You are responsible for any fee your bank or card issuer charges.
  • Cancellation and rescheduling. Tell us as early as you can. Cancellations or reschedules made at short notice, and inspections we cannot perform because the property was inaccessible or utilities were off, may incur a trip charge covering the reserved time and travel. The amount, if any, is stated in your Pre-Inspection Agreement or confirmation.
  • Additional services requested on site are charged at our then-current rates and are subject to inspector availability.
  • Re-inspections of repaired items are a separate service, separately priced, and are limited to the specific items listed for re-inspection.
  • Amounts unpaid after 30 days may be referred for collection, and you may be responsible for reasonable collection costs permitted by law.

5. What an inspection is — and is not

A property inspection performed by Nations Best is a visual, non-invasive examination of the readily accessible systems and components of the property, in the condition they were in on the day of the inspection, carried out in accordance with the Standards of Practice and rules adopted by TREC and reported on the form TREC requires.

An inspection does not include

  • Anything not visible or readily accessible — areas concealed by walls, floors, ceilings, insulation, soil, vegetation, snow, stored belongings, furniture or personal property. We do not move heavy items, dismantle equipment, or damage finishes to gain access.
  • A guarantee, warranty or insurance policy of any kind, on the property or on any system or component in it.
  • A prediction of future performance or remaining life. A component working on inspection day may fail afterwards; that is not evidence the inspection was deficient.
  • A code compliance, permit or zoning inspection, an engineering evaluation, an appraisal, or a determination of insurability or market value.
  • An environmental survey — asbestos, lead, radon, methamphetamine residue, indoor air quality, water quality, soil contamination and similar matters are excluded unless you separately purchase a service that covers them.
  • Cosmetic condition, decorating, or matters of taste.
  • Cost estimates or repair quotes. Where we mention an approximate cost, it is illustrative only; get quotes from licensed trades.
  • Work on the property. We do not repair, and we do not solicit repair work on properties we inspect.

An inspection is not exhaustive. It is a professional opinion, formed from a limited-time visual examination, about the condition of the property on that day. If the report recommends further evaluation by a specialist, obtain that evaluation before your option period or contract deadlines expire. Delay in doing so is your responsibility.

6. Add-on and specialist services

Alongside the general inspection we offer additional services, including wood-destroying insect (termite) inspections, pool and spa inspections, sewer camera inspections, septic evaluations, mould and air-quality testing, infrared or thermal imaging, and phase inspections during new construction.

  • These are separately requested, separately priced add-ons, not part of a standard inspection. If you did not request one, it was not performed.
  • Several are performed under separate credentials, each with its own standards, report forms and limitations — including Texas Pest Control Licence TPCL #770368 for wood-destroying insect inspections, administered by the Texas Department of Agriculture; Mold Assessment Consultant licence MAC1905, issued by the Texas Department of Licensing and Regulation, for mould assessment; and NAWT certification (Inspector ID 13608ITC) for septic evaluation.
  • Where an add-on is performed by a sub-contracted specialist, that specialist’s report, standards and terms govern that portion of the work.
  • Phase inspections examine the stage of construction present on the day of the visit. They are not a substitute for a final inspection, for the builder’s warranty, or for municipal inspections.
  • Thermal imaging detects temperature differences only. It is not moisture detection, it does not see through walls, and its usefulness varies with weather and building conditions.

7. Your responsibilities

  • Arrange access. Ensure the inspector can reach the property, attic, crawlspace, electrical panels, water heater, garage, gates and all rooms on the scheduled day.
  • Utilities on. Electricity, gas and water must be connected and turned on, with pilot lights lit. Systems that cannot be operated safely will be reported as not inspected, and re-visiting them is a separate charge.
  • Secure pets and disclose any hazard, defect or condition you know about.
  • Read the whole report promptly and ask us about anything you do not understand, before your deadlines pass.
  • Report a concern quickly. If you believe something was missed, tell us before any repair, alteration or demolition of the item, and give us a reasonable opportunity to re-inspect it. Repairing or altering the item first may prevent us from evaluating the claim, and may limit any remedy available to you.

8. The report and who may rely on it

  • The report is prepared solely for the client named on it, for that client’s use in evaluating that property, in that transaction.
  • No other person may rely on the report. Sellers, subsequent buyers, agents, lenders, contractors, insurers and other third parties are not intended beneficiaries, acquire no rights under it, and rely on it at their own risk.
  • The report reflects conditions on the date of inspection only, and becomes progressively less reliable as time passes.
  • You may share the report with your agent, lender, attorney or family. You may not publish it, sell it, or use it for commercial purposes, and you may not alter it or quote from it in a way that changes its meaning.
  • We retain copyright in the report text, format and photographs, and grant you a licence to use them for your transaction.
  • We keep a copy of every report we issue — see our Privacy Policy.

9. Warranties and third-party programs

Some inspections include third-party programs such as appliance recall checks or limited warranty coverage. These are provided by the third party, not by Nations Best. Their coverage, exclusions, claim procedures, duration and remedies are set by that provider under its own agreement, and any claim goes to that provider. We do not underwrite, guarantee or administer them, and we receive no fee for a claim outcome. Registration usually requires activation within a limited window after the inspection — check the provider’s terms.

10. Disclaimers

Except for our obligation to perform inspections with the care and skill required of a TREC-licensed inspector, and to the fullest extent permitted by Texas law:

  • the website and its content are provided “as is” and “as available”, without warranties of any kind, express or implied, including implied warranties of merchantability, fitness for a particular purpose and non-infringement;
  • we do not warrant that the website will be uninterrupted, error-free, or free of harmful components, nor that information on it is complete or current;
  • content on this website — including articles, FAQs, cost calculators and sample reports — is general information, not advice about your property, and must not be relied on as a substitute for an inspection; and
  • we make no warranty about the condition, safety, habitability or value of any property, or about any product, service or business linked from this site or referred to you.

11. Limitation of liability

To the fullest extent permitted by Texas law:

  • Nations Best is not liable for indirect, incidental, special, consequential, exemplary or punitive damages, or for lost profits, lost opportunity, loss of use, diminution in value, moving or storage costs, or delay in closing, arising out of the Services or your use of this website, even if we were advised such damages were possible.
  • Any limitation on the amount of our liability arising from an inspection is the one stated in the signed Pre-Inspection Agreement for that property, and applies only to the extent it is enforceable under Texas law.
  • Any claim must be brought within the time allowed by Texas law, and we must first be given written notice and a reasonable opportunity to re-inspect the item under Section 7.
  • Nothing in these Terms limits liability that cannot lawfully be limited, including liability for fraud, gross negligence or wilful misconduct, or any right you have to complain to TREC.

12. Indemnification

You agree to indemnify and hold harmless Nations Best, its owners, employees and inspectors from claims, damages and reasonable legal costs arising from your breach of these Terms, your misuse of the website, or your disclosure of a report to a third party who then asserts a claim based on it.

13. Complaints and TREC notice

If you are unhappy with any part of our service, contact us first — most concerns are resolved by a conversation or a re-inspection. Email owner@nationsbestinspections.com or call 972-590-8719.

Inspectors in Texas are licensed and regulated by the Texas Real Estate Commission, P.O. Box 12188, Austin, Texas 78711-2188, telephone (512) 936-3000. You may file a complaint with TREC, and you may obtain information about the recovery fund and complaint procedures from TREC at trec.texas.gov. Nothing in these Terms prevents or discourages you from doing so.

14. Reviews and submitted content

If you post a review, testimonial, photograph or comment to us or about us, you confirm it is your own honest experience and does not infringe anyone’s rights, and you grant us a non-exclusive, royalty-free licence to display and reproduce it in our marketing, with attribution as you provided it. We may decline to publish, or remove, content that is unlawful, abusive, misleading, or that discloses another person’s private information. We do not pay for reviews and do not alter their substance.

15. Intellectual property

The Nations Best name and logo, the website design, text, photographs, report formats and other materials are owned by Nations Best or its licensors and are protected by copyright and trademark law. You may view and print pages for your own personal, non-commercial use. Any other use requires our written permission. If you believe material on this site infringes your copyright, contact us with details and we will investigate and remove infringing material where appropriate.

16. Governing law and venue

These Terms and any dispute arising from them or from the Services are governed by the laws of the State of Texas, without regard to its conflict of law rules. You and Nations Best agree that the exclusive venue for any dispute is the state or federal courts serving the county in Texas in which Nations Best maintains its principal place of business, and each of us consents to the personal jurisdiction of those courts. Where the signed Pre-Inspection Agreement specifies a different dispute procedure, that procedure applies to disputes about the inspection.

17. General terms

  • Changes. We may update these Terms. The “Last updated” date shows the current version, and continued use of the website or our Services after a change means you accept it. The version in force when you booked governs that booking.
  • Severability. If any provision is held unenforceable, it is modified to the minimum extent necessary or severed, and the rest remains in force.
  • No waiver. Not enforcing a provision on one occasion does not waive it.
  • Entire agreement. These Terms, the Privacy Policy and your signed Pre-Inspection Agreement are the entire agreement between us about their subject matter.
  • Assignment. You may not assign your rights under these Terms without our written consent. We may assign them to a successor of the business.
  • Notices. We may give notice by email, text or post to the details you gave us. Send notices to us at the address below.
